Plymouth has been named as one of the top five retail locations in the UK.
In a top 100 list, compiled for Property Week, Plymouth was ranked the fifth best city with the hottest mass-market retail potential.
Towns and cities from across the UK were depending on how they could support more mass-market retail brands based on the type of customer living in the catchment area.
Each catchment area reflects the levels of competition in nearby retail centres which was defined by CACI's Retail Footprint catchment model.
Plymouth's nearest competing cities were ranked at a lot lower with Bristol coming 15th and Exeter 16th.
Milton Keynes scoped the first place on the Hot 100 UK retail locations for the first time
Birmingham beat Plymouth by one place, sitting in 4th place.
City Centre Company Manager Jon Walton said; "It is fantastic that Plymouth has been ranked so highly as one of the top retail locations in the UK. As a city we are always striving to be the best we can be and results like this really show what we can be capable of as a city and evidently proves that what we are doing is paying off."
"Due to the high levels of middle-income consumers across the catchment area, it means there is scope to add more mass-market retail to the city. Fingers crossed, next year we can strive to be even further up the list and be sitting where Milton Keynes is this year!"
Cabinet Member for Finance and city centre champion, Councillor Mark Lowry said: "We've always had high ambitions for the city centre and I'm pleased those changes are being recognised. But there is still so much more to come from the city centre. We've got a new coach station on the way, a new library, a major leisure development is on the cards at Bretonside, plans are underway for a history centre and there's lots of interest in Plymouth."
The ranking focuses on mass-market headroom in towns and cities across the entirety of Great Britain and excludes any regional malls, retail parks or outlet centres.
